WALL CONSTRUCTION

The properties have been built using the very latest in Modern Methods of Construction, using highly thermally efficient Celcon Aircrete thin-joint block work for the internal block work with a combination of facing brick and rendered block work. The Aircrete thin-joint construction ensures that the property achieves the highest levels of air tightness and consequently thermal efficiency which creates a lower carbon footprint in construction and future usage.

PLASTERING

All the walls and ceilings will benefit from gypsum plastering which not only adds to the strength of the finished but also improves the sound insulation. All the rooms will benefit from standard gypsum coving giving a modern clean finish.

WINDOWS

Windows will be in white UPVC with a fully sculptured profile giving a very attractive appearance as near to a timber look as is possible. They will benefit from 28mm high efficiency double glazed units and are clear throughout apart from the bathrooms and en-suites which will be in obscured glass.

ROOF

These will be finished with very high quality SANDTOFT CLAY tiles. All the clay tiles are manufactured to the latest environmental standards using natural alluvial Humber clay, which once fired, creates a highly durable material in rich colours that will never fade.

LOFT INSULATION

Loft insulation will be installed to meet the current Building Regulations.

VENTILATION

In accordance with the latest building regulations (Document F) there will be a full MHRV (Mechanical Heat Recovery Ventilation) system installed. The system has in-built pollen filters and dramatically improves indoor air quality which is ideal for allergy sufferers. Installed complete with automatic summer by-pass so does not recycle unwanted heat back into property during the warmer months.

It has been shown that ventilation is as crucial to your home as heating, lighting and layout, MHRV systems take warm stale air from the kitchen, bathroom and en-suites extract the heat from it and then combine it with fresh filtered air from the outside, this is then re-introduced back into the living areas. With trickle vents fitted there is a constant heat drain and increased energy cost but with heat recovery it will help your house to become more energy efficient and reduce its carbon emissions.

ELECTRICAL

In accordance with IEE standards double sockets are fitted throughout the property at the most convenient locations ensuring that you will never be without somewhere to plug in. All the bathrooms and en-suites benefit from a dual voltage shaver socket and mirror light. There will be TV and telephone points in all rooms as standard.  All electrical fixtures with be supplies in a satin chrome flat plate.

SMOKE DETECTORS

These are fitted as standard to the kitchen (heat) and  hallways (ionisation). They are interconnected, mains powered with battery backup.

LIGHTING

The kitchen/diner, bathroom and en-suite benefits from low energy down lights.  There are contemporary stainless steel exterior lights to the rear patio area and to the rear entrance.

CENTRAL HEATING

A highly efficient oil central heating boiler is fitted as standard. Oil has been proved to be amongst the least polluting and environmentally friendly forms of heating available. The tank supplying the oil will be hidden underground in the front garden thus avoiding the ugly eyesore of a large plastic tank.

There will be under-floor heating fitted throughout, these systems provide many significant benefits; It is space saving, giving you flexibility to make the most of every square metre of living space and eliminate ‘no-go’ areas. It is also highly effective with no cold spots. It is economical to run also with the water temperature in the pipes only running at a maximum 40˚C, this ensures that the condensing boiler will be working at maximum efficiency and in turn dramatically reducing your fuel costs. Each room is fitted with its’ own thermostat to ensure complete control.

Hot Water will be provided for by an unvented hot water cylinder, this is stored in a highly efficient storage vessel at mains water pressure. This ensures that both the hot and cold system is running at the same pressure which gives an exhilarating showering experience

DECORATION

All internal walls (magnolia) and ceilings (white) will be spray painted with a mist coat and then two coats of quality  high quality paint. A sprayed finish is second to none and gives the ‘grand design’ feel to the property as this is normally only seen in very exclusive builds.  All the remaining woodwork is a stuning  oak veneered finish and really looks a million pounds. With veneered woodwork there is little maintenance and no redecoration required.

KITCHEN

All of our homes feature bespoke fully fitted kitchens with a choice of door finishes, they are built to a very high standard and are fully colour co-ordinated units and come complete with all the modern conveniences that are expected in kitchens today. Namely; integrated dishwasher, fridge freezer, single oven, ceramic hob and stainless steel extraction hood. Another outstanding distinguishing feature of our homes are the granite work surfaces that we supply as standard to our kitchens, normally only seen in properties sold for more than double the prices of these.

BATHROOM/EN-SUITE

The very latest in design contemporary suite with wall hung wash basin and toilet, co-ordinating bath panel, toilet seat and stunning range of brassware are fitted as standard. Internal doors are a stunning solid fully engineered wooden door that you would only normally find in high class executive developments, you will not find a door like this on any development within the area.

The bathroom, kitchen & en-suite (where applicable) will have a porcelain tile, others will be left prepared for clients choice of flooring (not included)

GARAGE

Integrated garages are provided for this development and will feature a fully automatic electric insulated garage door.  Fully painted blockwork.  Polished hard wearing non-dusty floor. Two metal clad double sockets and enclosed strip lights.

GARDENS

The front and rear garden will be turfed with the addition of a patio area to the rear
